Eagle Mountain, UT – April 17, 2024 – ACD announced today that it has successfully launched its next Utah project with the acquisition of a 20.3-acre land parcel slated for retail development in the greater Provo-Orem market. ACD will develop the ground as a pad-ready site for Walmart in connection with a joint development project that will ultimately see the rise of a 200,000 square foot Walmart Supercenter as well as a Walmart fueling station / C-store. The deal was brokered by John Owens of Newmark out of Salt Lake City.

Located in Eagle Mountain, Utah, the site is strategically located at the NW corner of Spring Run Parkway and Hwy 73 serving both Provo and Salt Lake City within a 30-minute drive time. Identified by Walmart, this prime location offers convenient access to these major trade centers while positioning the anticipated Supercenter as a vital retail hub within Eagle Mountain’s high growth trade area.

"We are very excited to help bring a Walmart Supercenter to Eagle Mountain," states Josh Katzer, Partner at ACD. "This project not only underscores our confidence in market-leading grocery-anchored retail, but also reflects our dedication to enhancing communities."

ACD has commenced development and anticipates delivering the site pad-ready to Walmart in time for a 2025 grand opening.  Under a ground lease structure, Walmart will ultimately construct the Supercenter and fueling station / C-store.

ACD acquired the property on behalf of its ACD Fund IV, LP opportunity fund. Founded in 2005, ACD is a leading Denver-based private development company that specializes in acquiring, developing, and managing commercial real estate investments in the Intermountain West. The company is actively seeking self-storage, neighborhood retail and small bay industrial opportunities in Utah, Colorado and Arizona.
