Denver, Colorado – Armstrong Capital Development, LLC (ACD) today announced it has entered into a ground lease with 7 Brew Drive Thru Coffee at Potomac East in Aurora. The coffee franchise intends to construct a new drive through stand on a finished pad to be delivered by ACD and is expected to open at the new location in 2024.

ACD was represented in the transaction by Mike DePalma of SullivanHayes Brokerage.

Located adjacent to the I-225 interchange on eastbound Mississippi Avenue, the site enjoys premium work-bound frontage and enviable convenience to more than 55,000 vehicles per day. 7 Brew will join a diverse stable of complementary retailers, medtail and other neighborhood uses at the center, including Planet Fitness, Pima Medical Institute and 225 Self-Storage. ACD acquired and subdivided the storage parcel in 2022 to convert its excess parking area into the retail outpad that 7 Brew will ultimately occupy.

Josh Katzer, Director of Development and Partner at ACD, commented, “This was a great opportunity to creatively redevelop an obsolete parking lot into a vibrant neighborhood amenity. We’re excited to have matched the site with the right retailer and believe that 7 Brew is poised to become a go-to for local residents.”

Founded in Arkansas in 2017, 7 Brew has quickly expanded to 77 locations across 17 states. The rapidly emerging  concept focuses on service, speed, quality, energy and atmosphere with a variety of coffee beverages offered in a double drive thru format.

Armstrong Capital Development is a Denver-based private development company that acquires, develops and manages commercial real estate investments in the Intermountain West. ACD entered the 7 Brew agreement on behalf of its ACD 2017 Fund, LP.
