ACD ANNOUNCES GROUND LEASE WITH 7 BREW DRIVE THRU COFFEE IN AURORA, COLORADO

Denver, Colorado – Armstrong Capital Development, LLC (ACD) today announced it has entered into a ground lease with 7 Brew Drive Thru Coffee at Potomac East in Aurora. The coffee franchise intends to construct a new drive through stand on a finished pad to be delivered by ACD and is expected to open at the new location in 2024.  

ACD was represented in the transaction by Mike DePalma of SullivanHayes Brokerage.

Located adjacent to the I-225 interchange on eastbound Mississippi Avenue, the site enjoys premium work-bound frontage and enviable convenience to more than 55,000 vehicles per day. 7 Brew will join a diverse stable of complementary retailers, medtail and other neighborhood uses at the center, including Planet Fitness, Pima Medical Institute and 225 Self-Storage. ACD acquired and subdivided the storage parcel in 2022 to convert its excess parking area into the retail outpad that 7 Brew will ultimately occupy.
